The Clear Lake submarket is located on the southeast edge of Houston, bordered on the west by Interstate 45 and on the east by Galveston Bay. It includes parts of Harris and Galveston counties. Nine communities – Clear Lake City, Clear Lake Shores, El Lago, Kemah, League City, Nassau Bay, Seabrook, Taylor Lake Village, and Webster – provide numerous options for renting office space in Clear Lake. The Gulf Freeway (I-45) provides the main transportation channel through the area, with Houston and Galveston both only about a half-hour drive away.

In addition, millions of visitors flock to Clear Lake each year to visit Space Center Houston (part of JSC), the Armand Bayou Nature Center (one of the largest urban wilderness preserves in the country), and the many restaurants, shopping, and cultural events offered. Biotechnology, commercial fishing, and petrochemical industries are also important in the region.
